Crosspoint Logistics Hub Breaks Ground Ahead of Western Sydney Airport Opening

Barings, one of the world’s leading alternative investment managers, joined The Hon Prue Car MP, Deputy Premier and Minister for Western Sydney, today to break ground on Crosspoint, the new $139 million industrial estate in the heart of the transformative Aerotropolis precinct surrounding Western Sydney Airport.

Crosspoint was the first major State Significant Development industrial community approved in the Aerotropolis and today’s commencement is a catalyst for the broader $26 billion1 in development planned in the precinct.

The development will deliver 70,000sqm of industrial and logistics space across seven buildings in a high-exposure location on the corner of Elizabeth Drive and the Northern Road, providing excellent access to Western Sydney’s arterial motorway.

Crosspoint is owned by Aware Real Estate, developed in partnership with Barings and backed by Aware Super, one of Australia’s largest and top-performing super funds.

The industries and jobs at Crosspoint will provide key goods and services essential to the operation of the airport. Over 600 jobs will be created, including 390 during development and 250 full-time jobs on completion.

The commencement of Crosspoint is the latest milestone leading up to the opening of Western Sydney Airport and will be followed by the first cargo flight on July 27, before the first passenger flight takes off in October.

The Hon Prue Car MP said: “This project is another major step in bringing the Aerotropolis to life, creating more than 600 jobs and delivering the infrastructure that will support the opening of Western Sydney International Airport.”

“The Minns Labor Government is backing projects that attract investment, create jobs close to where people live and ensures Western Sydney is ready to capture the economic opportunities that come with this once-in-a-generation opportunity.”

Stephen O’Connor, Head of Industrial Development for Barings Real Estate Australia, said: “Barings takes a long-term view in creating high-quality industrial and logistics assets in transformative, infrastructure-led precincts which support economic growth and provide sustained employment opportunities. Crosspoint exemplifies this strategy.

“This next generation, sustainable development unlocks new jobs near where people live in one of Australia’s fastest-growing regions, fulfilling the Government’s objective of a 30-minute city. For forward-thinking businesses wanting to secure their position and leverage once-in-a-generation infrastructure, Crosspoint is the natural and logical choice.”

Alek Misev, Head of Property, Aware Super said: “With Western Sydney continuing to grow as one of the key logistics hubs in Australia, Aware Super sees this development as an important economic contributor to the Western Sydney Aerotropolis for many years to come.”

“This investment by the Aware Real Estate Platform adds to our extensive global property portfolio and is expected to deliver strong long-term returns for our 1.3 million members.”

Tracey Whitby, CEO, Aware Real Estate said: “Crosspoint represents the type of high-quality, long-term investment we seek on behalf of Aware Super members. Located alongside one of Australia’s most significant infrastructure projects, the estate is well positioned to benefit from the long-term growth of Western Sydney and the increasing demand for modern industrial and logistics assets.

“We will continue to invest in resilient real estate that is designed to deliver enduring value for our members, while supporting the growth of Australia’s industrial economy through high-quality, sustainable assets.”

Crosspoint will incorporate best practice sustainability features. Each building will target a 6 Star Green Star rating, with rooftop solar on all buildings, energy efficient lighting and natural ventilation, rainwater harvesting throughout the precinct, and electric vehicle charging for workers.

Flexible leasing opportunities are available at Crosspoint ranging from 1,000sqm to 30,000sqm.

Barings and Aware Super have enjoyed a strong partnership since 2013. Barings acts as an investment, development and asset manager for Aware Super across the residential, mixed-use, industrial and retirement sectors, having managed a diverse portfolio of assets with a value of circa $9 billion.

The Western Sydney industrial market remains a core market for the partnership.
