Barings Acquires Logistics Development Site in Mantova Sud, Italy

Barings, one of the world’s leading alternative investment managers, has acquired a large-scale logistics development site in Mantova Sud, Italy, on behalf of a European value-add real estate strategy. The asset, which is owned through an Italian real estate fund managed by Savills IM SGR, comprises approximately 145,000 sqm to facilitate the development of a new Grade A logistics facility.

The site has planning consent for the speculative development of approximately 67,000 sqm of high-quality, sustainable logistics space. Located within the prime Verona logistics submarket, approximately 50km south of Verona and 10km south-east of Mantova, the asset will benefit from strong occupational demand and limited supply of modern logistics space. Designed to meet a range of occupier requirements, the scheme can be divided into multiple units to accommodate several tenants as a multi-let facility.

The development occupies a highly prominent position with excellent visibility from the A22 motorway and is located just 1.5km from the Mantova Sud tollgate. The A22 is one of Europe's key logistics corridors, providing direct connectivity between northern Italy, Austria and Germany. Upon completion, the asset will be delivered to high sustainability credentials, targeting a minimum LEED Gold certification while minimising carbon emissions during construction.

Construction commenced in August 2026 through a leading general contractor, with completion scheduled for Q3 2027.

The acquisition further strengthens Barings' presence in one of Italy's most established logistics hubs. It represents the firm's fourth logistics development in the Mantova micro-market, following three previous projects totalling approximately 190,000 sqm, all of which have been fully let to leading national and international logistics operators.

Despite wider economic uncertainty, occupier demand for logistics space in Italy remains robust, particularly for modern assets in prime locations with strong sustainability credentials. Continued demand, together with limited speculative development and constrained availability, is supporting positive rental growth across key logistics markets.

Marco Corti, Managing Director and Country Head Italy at Barings Real Estate, said:
“Mantova has become one of Italy's most attractive logistics markets, supported by excellent connectivity, availability of workforce, a growing concentration of national and international occupiers, and strong supply-demand fundamentals. Having successfully delivered and leased three schemes in this micro-market, we have developed significant conviction in the location and its long-term growth prospects. Overall, this marks our 12th logistics transaction and our 10th logistics development project in Italy, with additional opportunities currently in the pipeline. As well as logistics, we continue to seek investment opportunities in Italy, particularly in the Milan office sector, PBSA, build-to-rent and build-to-sell sectors, including through joint ventures – whether via refurbishment or development strategies”.

Gunther Deutsch, Managing Director, Head of Real Estate Transactions Europe at Barings Real Estate, said:
"Logistics continues to represent one of our focus sectors for European real estate investment, with this transaction adding to our existing portfolio of 1.5 million sqm across 47 assets. Here, the combination of resilient occupier demand, limited availability of modern stock, and positive rental growth dynamics continues to create attractive investment opportunities in markets where we have strong local expertise and an established track record. Across the continent, our core convictions alongside logistics and multi-let industrial continue to represent the build-to-rent and build-to-sell sectors, as well as selective opportunities in PBSA and retail. We are active across Iberia, Italy, Germany, the Netherlands, the Nordics, and the UK, spanning the risk spectrum from value-add to core. In addition to  core transactions with “an angle”, developer JV´s and forward-funded transactions remain our prime focus”.
